Kent, WA is on the East Hill of South King County. It started out, and continues to be, home to many Boeing workers. With easy access to downtown Seattle and Bellevue, Kent is predominantly suburban, with well-planned growth.
Geographically, Kent stretches across the entire Kent Valley south of Lake Washington. It encompasses the East Hill, downtown Kent, and the West Hill. The East Hill extends quite a ways east and is by far the largest rental market for the city. Apartment communities along the Benson Highway commercial area give way to housing developments further east. Downtown Kent is "old town" Kent and includes an older housing stock that is very close to transportation hubs such as Sound Transit light rail and Hwy. 167. The West Hill of Kent is sandwiched between Hwy. 167 and I-5. It consists mostly of single-family homes.
Kent offers a great investment opportunity owing to its sheer size of rental homes, and being widely known as a great rental market by tenants. There are some spotty areas by the apartments near the Benson Highway, but otherwise most Kent neighborhoods offer a good investment opportunity.
