Bio - Peter and Ruth Nelson
Peter bought his first house in Boise, ID in 1985. It had a mother-in-law behind it and Peter instantly became a landlord! How hard could it be? The tenants will help pay the mortgage. This will be great!
At the time, Peter was a naive, trusting individual. It took him a while to realize people would sometimes lie or embellish a story to secure housing.
Every time he accepted a bad tenant (and there were several!!), he would ask himself "How could I have caught that in the tenant screening process?" Over the ensuing 8+ years, Peter developed what has now become Full Service Property Management's proprietary tenant screening method. It was an inexpensive process, but now you have the opportunity to reap the rewards.
Keep in mind -- there is no perfect tenant screening process. Bad tenants sometimes sneak through our process. They just do so at a much slower rate than most property management companies. When they do, and you are the property owner, it is no fun. We mention this because you need to go into the rental business with your eyes open. There are no guarantees. We'll do our best, but sometimes even the best get it wrong.
Ruth joined Peter in the management of their Boise rental. They grew their portfolio through the 1990s' by living below their means and delaying their gratification while raising a family and saving money for a down payment. By the early 2000's they were able to leverage their equity in four rentals to secure HELOCs. They used those HELOCs to purchase rentals at foreclosure auctions and renovate them. Over the years they were able to build a portfolio that included single-family homes, duplexes, and small apartment buildings.
In 2011, Peter and Ruth decided to share their success with other landlords by offering to manage rentals on a fee basis. There have been a few bumps along the way because no one is perfect. But overall, the two pioneers of 'compassionate property management' are pleased and excited with the results of helping others.
Peter and Ruth divorced in 2023, but remain friends and partners.
