Maintenance

HOA maintenance, or the lack of it, is often the big issue with HOAs. At Full Service Property Management our team of professionals is trained and experienced at turning a situation around from deferred maintenance to preventative maintenance…and then keeping it up. Our short, mid, and long-term maintenance strategies provide a road map for enhancing community living and preserving value. We will prioritize identified maintenance issues and then develop and implement a plan to address those issues within the existing budget.

Accounting

Our accounting software, coupled with our online delivery mechanism, provides the HOA the critical information needed for proactive HOA management. Choose from a broad palette of reporting templates to insure the information you receive is clear, concise, and valuable. It's easy to get overloaded with data. "The paralysis of analysis." We can help you mine the data to determine what you need and how it should be presented, and then we will customize our reports accordingly.

Our accounting data is stored in "the cloud" so security is never an issue as all the data is vaulted behind multi-million dollar firewalls. No hacked computers. No unauthorized access. A complete audit trail insures compliance with laws and reduces liability.

One mistake we see a lot of HOAs make is not doing enough long-term budgeting to calculate the required capital reserve. Consequently, the HOA suffers through a number of special assessments. By accurately budgeting for long-term capital improvements, these special assessments can be avoided.

Communication

90% of all property management issues are the result of poor communication. At Full Service Property Management, we see ourselves as the communication conduit between the Homeowners Association, the Board, on-site maintenance, off-site vendors and customers, and ourselves. Good and accurate flow of information is the key to a smoothly running HOA operation.

The complexities of running an HOA can be daunting and intimidating, especially to the uninitiated. We can provide HOA consulting services on a fee basis to help your association navigate through the myriad of questions and legal documents and help the Board understand and realize efficient operation.

Fees

Most HOAs make the mistake of selecting their management company based on the fee structure. While no one will deny that cost is a compelling and important element, using it solely as a gauge is full of risk.
