Management Fee

Our management fee is very competitive and was designed from the Owner's perspective.  Our management fee structure is totally performance-based.  We don't make a nickel till we help you make a dollar!  We offer special management fee rates for multiple properties and portfolios.

And we will never, EVER charge a lease-up fee!!!

We have a total of 4 charges to the owner.  Besides our management fee, we charge a one-time account set-up fee when you sign up with us.  We also charge an annual inspection fee.  And finally, if we do any work on the property, time is billed hourly.  Those are all the fees we charge -- there are no other hidden charges.

So when you hire us, what do we do?  That really depends on your desired level of involvement.  Some owners just want to see a check every month while other owners want to be heavily involved.  We will meet you at your need.  Below are some of the more important tasks available to you and included free within your management agreement...

1. 1. Collect rents
   2. Deposit funds into your account monthly
   3. Serve notices
   4. Perform annual inspection of each property
   5. Turnover vacant units and prepare them for new tenants
   6. Screen Tenants
   7. Take maintenance requests 24/7, and manage to completion
   8. Pay vendor bills and other property bills as requested
   9. Deal with sticky tenant situations
   10. Evict as necessary. *
   11. Hold tenant security deposits in a trust account.
   12. Compute move-out costs and calculate and send refunds on security deposits.
   13. Generate monthly and annual reports and year-end 1099.
   14. Provide real-time accounting of property financials.
   15. Comply with the WA State Tenant-Landlord Law (and Seattle when relevant).
   16. 25+ years experience (priceless!)

* In 25 years of managing property we have been to court only once for eviction.  (And that was for a tenant we did not screen -- someone else did!)  We have developed techniques to work with problem tenants to get them out of a bad situation without going through the costly eviction process.
