Our tenants feel comfortable knowing that their needs and requests will be promptly addressed and any property maintenance issue that relates to their safety or the integrity of the property will be dealt with immediately.
To reserve a unit or property exclusively for you, we need you to complete a Holding Deposit Agreement along with a $500 deposit. Once we have have received both the deposit and agreement then we will remove the unit from our marketing and stop showing it to prospective tenants.
For Applicants, we verify rental references for the past 2 years. In order to help us do so, please download, complete, scan, and email the Tenant Release and Consent Form.

Yep, we've got a blog! I have too much too say! And as a frustrated stand-up comedian wannabe, where else could I go? It beats having food thrown at ya from behind some chicken wire in a cheesy tavern somewhere!
There are lots of funny stories -- and lessons to be learned -- in property management. Not only how to manage property well, but also on how to make good decisions in your life. We can all learn from those deadbeats who insist on making poor ones! So this blog is dedicated to those poor souls who prefer drama over substance because without them I'd have much less to write about!!

12/2/13 -- Two noteworthy events today. First, helped Homeland Security secure and document a seized property in Seattle with two special agents and two Seattle police officers. Then later on reserved a bunch of expanded domain names to be reserved next year -- names like www.fullservice.build and www.fullservice.realestate.
11/29/13 -- Working on all of those (yawn) exciting things like employee manuals,performance reviews, and end-of-year tasks. Are we done? Is it time to go play?!!
11/13/13 -- Just ordered IRS employer forms for 2013. Ugh! If you are a small business owner, the work never stops!
11/12/13 -- Looks like we'll be taking on the US government as a client! We'll be securing and maintaining seized houses until they can get sold off. Gee, I hope they don't have another government shutdown! lol

10/23/13 -- If you aren't following the blog, you should! You never know, you might learn something. The latest one describing our 10-step Tenant Screening Process is a 'keeper'!
10/20/13 -- You gotta love Seatac! I am over there yesterday afternoon and stick a 'For Rent' sign in the front yard of a house. I go inside to take some photos of the house for the ad and when I come out...the sign is gone! I mean, who needs a cheap, little 'for rent' sign? Probably some kid who hadn't ripped anything off for the past 4 hours and was needing a fix! Crazy!
10/16/13 -- Just got word from our property manager -- out of 170 units, we have only 2 owing October rent...and those two were inherited (i.e. the owner moved them in). Not a bad success rate on rent payment, eh?
10/12/13 -- Keys are a pretty important part of property management, and so is key management. We just brought on a key cabinet that will hold over 1,500 keys!! We have 170 units we manage right now -- 1,330 to go!! :-) Thanks, Chris, for getting that cabinet in shape!

9/26/13 -- We are excited to announce the addition of Tony Dang to our staff. Tony was a general contractor for 6 years in San Jose, CA doing residential and commercial remodeling. He and his family decided to move up to Seattle and we are the beneficiaries of his expertise and experience.
9/24/13 -- OK, this isn't property management related. But around 1:15 p.m.PST the world of sailing will be tuned into NBC Sports for the final race of the America's Cup. Team USA was down 8-1 in the races to New Zealand. New Zealand had only to win one more race to win the Auld Mug. But 7 times New Zealand could not finish the job and now USA has tied it at 8-8 and the final race is today. It is very exciting sailing on 72' foiling catamarans!!!
9/20/13 -- One of our team members, Jonathan, has moved on. But we are excited to replace him with (another) Chris!
9/15/13 -- So you thought your tenants trashed out your rental, huh? We just got word of funding for a $100,000 remodel for a Federal Way home. This total makeover will be extensive, but will set the house up for another 20 years plus.
9/13/13 -- We have our 16-year-old (geek) son designing a whole new web site. I have gotten a sneak preview of what he has got so far and it is going to be soooooo cool!! Can't wait!!

We just finished cleaning up, priming, and painting some eaves on one of the homes we manage. These eaves had bare wood and huge strips of paint just peeling off. Here are some before-and-after shots. Not bad, eh?
